The Eviction Cleanout Checklist
A post-eviction clearance is an ordinary hauling job with an unusual amount of record-keeping attached, and the record-keeping is the part that protects the property.

Timing is a legal question, not a scheduling one
When a property may clear a unit after an eviction depends on the process followed, whether a writ has been executed, and Texas property law. This guide does not summarise that, and no hauling company should — the rules are specific, the consequences of misapplying them fall on the property, and a contractor's reassurance is worth nothing in a subsequent claim.
What is safe to plan around is the operational side. Possession dates are usually known in advance even when the outcome is not, so the clearance window can be provisionally held against the date and confirmed once possession is actual.
The sequence
- 1
Hold a window against the possession date
Constable-executed possession happens on a scheduled morning. A crew that can start that afternoon is worth more than a marginally better rate next week.
- 2
Confirm possession, then instruct in writing
The written instruction is part of the record. It should say which unit and confirm you have possession.
- 3
Photograph as found, dated
Every room, before anything moves. This is the step that cannot be recovered later.
- 4
Set aside anything personal or apparently valuable
Documents, identification, photographs, obvious valuables. Not loaded, and you are told.
- 5
Clear, including the spaces nobody looks in
Closets, balcony, exterior storage, kitchen cabinets. Spoiled food is common and is ordinary work.
- 6
Photograph as cleared, then start the turn
The as-found and as-cleared pair, filed with the date, is the record.
What needs somebody other than a hauling crew
Most post-eviction units are simply neglected — spoiled food, heavy rubbish, damage. All of that is ordinary work and crews are used to it.
What is not ordinary work is genuine contamination: significant mold growth, animal or human waste, or a large-scale pest infestation. Those need a remediation contractor with containment and protective equipment before a clearance can safely start, and we will say so rather than take the booking. Sending a hauling crew into a biohazard is not diligence.
- Significant mold — remediation first
- Animal or human waste — specialist first
- Large-scale infestation — pest control first
- Spoiled food, heavy rubbish and damage — ordinary work

Short notice is normal
Tell us the possession date at booking and a window is held against it rather than scrambled for on the morning.
FAQ
Related questions
- When can the unit be cleared after an eviction?
- Once you have lawful possession, which depends on the process followed and Texas law. That is a question for your attorney — we act on your written instruction rather than advising on the timing.
- Can you come the same day possession is granted?
- Frequently. Possession dates are usually known in advance, so tell us the date and a window is held against it.
- What if the unit is in very poor condition?
- Spoiled food, heavy rubbish and neglect are ordinary. Significant mold, waste contamination or large-scale infestation need a remediation contractor first — we will tell you that rather than take the job.
- Will you document the removal?
- Yes — as-found, in-progress and as-cleared photographs with the date, provided on request at no extra cost.
