The deadline and the building both matter

When a business leaves a suite, everything it is not taking has to be gone before the landlord inspects — and the cost of missing that is holdover rent or a deduction from a deposit, both of which dwarf the clearance. So the date is fixed and the work is scheduled backwards from it with margin.

The building adds its own constraints. Most multi-tenant offices in Las Colinas, along the Arlington office corridors and around the 360 have a nominated service lift, a dock that has to be booked, protection requirements for common areas, and hours during which removals are permitted. None of that is difficult; it just has to be arranged rather than discovered.

The practical consequence is that most office clearances happen in the evening or at a weekend, and the scope is agreed in writing rather than described on a call.

Donation is worth doing properly

A large share of what leaves a functioning office is serviceable. Task chairs, filing cabinets, desks and conference furniture in reasonable condition have a genuine donation route, and separating them reduces the disposal component of the bill rather than only being the right thing to do.

What kills that is mixing. Furniture buried under ceiling tiles and cabling cannot be assessed, so where a clearance runs alongside a strip-out the two are cleared as separate loads.

Can you work outside business hours?
Yes, and for most multi-tenant buildings it is required. Evening and weekend clearances are the norm because the dock and service lift are only available then.
How is an office cleanout priced?
On the same four variables as any job — volume, weight, labor and disposal — but quoted against the whole scope rather than per item, and usually against a floor plan or photographs rather than an inventory.
What happens to the data on our old equipment?
We do not perform certified data destruction. Wipe or remove drives before collection, including from copiers, which almost all store data. For a compliance obligation, use a certified destruction vendor for media and us for everything else.
Can you clear a whole floor?
Yes. Whole-floor and multi-floor clearances are scheduled across consecutive nights where the building requires out-of-hours work, and quoted as one scope.
Do you take the cabling and ceiling tiles too?
Yes, where a strip-out is part of the scope. Note that ceiling tiles in a pre-1990s building should be checked for asbestos before removal.
