The lease defines the scope

Commercial leases vary considerably in what a tenant has to remove at the end. Some require only the tenant's own goods; many require tenant improvements to be stripped and the space returned to shell; a few require specific reinstatement. Reading that clause before scoping the clearance is the difference between a job that satisfies the landlord and one that does not.

This matters because the consequence of getting it wrong is not a return visit — it is a deduction from a deposit or a holdover charge, calculated by someone with no interest in the clearance being cheap.

For landlords and agents, the same logic runs the other way: a unit that is not properly cleared cannot be re-let, and evidence of what was actually left is what supports a deduction.

Three versions of the same clause

The narrowest requires the tenant to remove their own goods and nothing else. The unit hands back with the fit-out in place, and the clearance is a furniture job.

The middle version — the most common in Mid-Cities commercial leases — requires tenant improvements to be removed as well. Partitions, joinery, signage, floor coverings and sometimes ceilings all go, and the clearance becomes a strip-out with a contractor following behind to make good.

The widest requires reinstatement to a described condition, usually documented in a schedule attached to the original lease. That is a construction project rather than a clearance, and the hauling is one line in it.

Reading which of the three applies before scoping is the difference between a quote that satisfies the landlord and one that does not.
