A business move needs two clearances and most plans budget for one, which is why the second one always happens in a panic during the first trading week at the new address.

Two addresses, two different problems

At the old premises the problem is the lease: everything not going has to be gone before the landlord inspects, and holdover charges dwarf the clearance. That work belongs before the movers arrive, because a moving company charging by the hour should not be relocating furniture destined for scrap.

At the new premises the problem is what the previous tenant left, plus whatever turns out not to fit once your own furniture is in the building. Both surface in the first week, while the business is trying to operate — which is the worst possible time.

The sequence that works

    Six weeks out — decide what is not going

    Measure the new floor plan against the furniture inventory. Anything that will not fit is settled arithmetic rather than a decision.

    Two weeks out — clear the surplus at the old site

    Before the movers survey, so the moving quote reflects what is actually moving.

    Nothing left for them to work around, and nothing they have to decline on the day.

Where relocations lose money

Paying to move furniture that gets scrapped within a month is the most common and the easiest to avoid. It happens because the clearance decision gets postponed and the moving survey happens first.

The second is holdover at the old premises, caused by an under-scoped clearance discovered at the landlord walk-through. That one is expensive and entirely a planning failure.

The third is operating time. Both clearances run out of hours precisely because a relocating business has already lost enough of it.
