The Arlington Apartment Move-Out Checklist

Most move-out charges are avoidable and most of them happen for the same reason: the last day arrives with more still in the unit than anyone planned for.

Work backwards from the walk-through

The fixed point is not the day your lease ends. It is the walk-through, which is usually the same day or the morning after, and everything has to be finished before it. Working backwards from that date rather than forwards from today is what stops the last forty-eight hours becoming a problem.

Two to three weeks out is when clearing pays for itself, because that is early enough to change what you pay a moving company to transport. One week out is when to book the clearance window. The day before handover is when it should actually happen.

The sequence that works

    Three weeks out — decide what is not going

    Measure the new place. Anything that will not fit is a decision already made. Everything else gets the "would I buy this again, delivered" test.

    Two weeks out — clear the surplus

    Before the moving company surveys, if you can. A survey of a unit that still contains everything prices a move you are not making.

    One week out — book the final clearance

    Reserve the window for the day after the movers, before the walk-through. Same-day slots exist but are not something to plan a handover around.

    Moving day — let the movers work

    Whatever they decline goes on the final clearance rather than into an argument on the landing.

    The day after — final clear and sweep

    Closets, balcony, storage closet, under the sink. Then swept. That is what broom-clear means.

The places people forget

Almost every move-out charge comes from one of these rather than from the obvious furniture.

  • The balcony or patio — furniture, grills, planters
  • The exterior storage closet
  • Under the kitchen sink
  • The top shelf of every closet
  • The coat cupboard by the door
  • Behind the washer and dryer
  • The pantry, especially opened food
  • Cleaning supplies under the bathroom sink
  • The assigned storage cage, if the building gave you one
  • The parking space — bikes, boxes, tires

What your lease probably says

Most Texas residential leases permit the property to charge for removing anything left in the unit, at a rate the property sets. That rate is rarely connected to what removal actually costs, and it is applied against your deposit where there is no argument to be had.

Leaving bulky items beside a dumpster or in a breezeway is usually a separate violation on top of it, because those are common areas and the community's waste contract does not cover them.

The practical consequence is that a booked clearance is almost always cheaper than the charge it avoids, which is the entire reason this is worth planning rather than improvising.

When exactly should the clearance happen?
The day after the movers finish and before the walk-through. If that gap is only one day, book the window in advance — relying on same-day availability for a fixed handover is the avoidable risk.
What will my apartment charge me for things left behind?
Whatever the lease permits, at a rate the property sets. It is generally well above what removal costs, and it comes out of the deposit where there is nothing to dispute.
Can I leave the mattress by the dumpster?
Almost certainly not without a charge. Community dumpsters are contracted for household waste and most leases treat bulky items in common areas as a violation.
