What an Estate Cleanout Costs in Arlington

An estate is priced the same way as any other mixed load: by how much of a truck it fills. What sets estates apart is that the volume is usually bigger than anyone expects, and much of it can be taken out of the equation before the truck arrives.

The short answer

An Arlington estate cleanout is priced by the share of one truck its contents fill. In the Junk Koala price book, a quarter of a truck costs $249, half a truck $419 and a full truck $699, before sales tax. A whole house often needs more than one truck, and that is quoted by hand from photographs.

How the price book turns a house into a number

Junk Koala prices jobs across the Arlington branch's area from one price book, and the booking flow charges the same figures this guide quotes. For an estate, the part that matters is the load sizes. A house of mixed contents (furniture, boxes, linens, the garage shelves) is not counted piece by piece. It is priced by the fraction of one truck it fills, anywhere from the one-eighth minimum load to a full truck.

Itemized pricing still exists, and it matters at the tail end of an estate. If all that is left after a sale is a couch, a dresser and a mattress, the list adds up per item ($129, $89 and $89 in the price book) but the total is capped at whatever the load size for that truck space costs. Underneath everything sits the market minimum of $129, which applies to any job however small.

Every figure in this guide is the price book's, before sales tax. Booking online knocks $20 off at checkout once the order reaches $99.

Typical estate scenarios and the load sizes they fill

Rough guides to volume, not quotes. Identical bedrooms can land a load size apart, depending on what is packed into the closets.

When the house is more than one truck

The price book stops at one full truck, $699. Past that point nothing is priced from a list. The book keeps a short list of things a person always looks at first: pianos, hot tubs, safes, mixed construction debris and loads over one truck. A whole estate house, with its garage, attic and yard, often lands in that last category.

Quoting by hand is not a way of hiding the number. It means someone looks at pictures of the whole property, garage, attic and yard included, and prices the whole scope at once, staging included. If the family wants three visits spread over a month, the quote covers the three visits together rather than charging each one as a separate job.

If the house has a piano, a safe or a hot tub, mention it with the photographs, because each is quoted on its own and weight and access decide the answer. With a safe, find the combination and empty it before anyone quotes. Whatever is inside belongs to the estate.

What adds to an estate bill: access and handling

These are added after the load size, and the quote shows each one before anything is booked.

Stairs

$25 for each flight of stairs without an elevator, counted up to four flights. Second-story bedrooms are worth pointing out in the photographs.

Long carry

$25 when the truck cannot get close: a long driveway, a back-lot shed or a walk across a complex.

Heavy items

$35 per heavy item such as a refrigerator, washer, dryer, stove or filing cabinet, capped at $140 however many there are.

Unusual disposal

A separate charge for disposal and recycling shows up only when an odd list, such as a stack of old tube televisions, would cost more to get rid of than its price pays for. It is shown before booking, never added on the day.

What actually lowers the cost of clearing an estate

The cheapest truck space is the space nothing occupies. Every piece the family takes, the estate sale sells or a charity collects is volume the price book never sees, and on an estate those three routes can shrink a full house to a fraction of a truck.

That means doing things in order. Family claims first, with a deadline for collection. Then the sale, if there is anything worth selling. Then donation: some charities collect furniture in good condition themselves, and the crew sets aside anything usable still there on the day for a charity rather than the landfill. The removal booking comes last, priced against what remains.

Two city options help at the margins for an Arlington house. Curbside collection takes up to two cubic yards of large household items a week, roughly a washer and dryer's worth, with each item under 50 pounds. And Arlington residents are allowed three free landfill trips a year at the city's landfill, 800 Mosier Valley Road, in a passenger vehicle or with a trailer up to 16 feet, provided the driver's Texas license shows an Arlington address matching the water utility billing account. When the account holder is the parent who has died, that match is the catch, so call the city before loading a trailer.

Moving everything into the garage yourself does not change the load size. It only saves money if it avoids a stairs or long-carry charge.

Price it against what is left

Send photographs once the family and any sale have finished. A quote against the leftover house is smaller, and it is built on the house as it will be on the day.

FAQ

Related questions

How much does it cost to clean out a whole house after someone dies in Arlington?
A whole house is usually quoted by hand, because it often fills more than one truck and the price book stops at a full truck, $699. Smaller estates, or what is left after an estate sale, are priced by load size, starting at $149 for the minimum load of an eighth of a truck, before sales tax.
Is there a minimum charge to haul away what is left after an estate sale?
Yes: $129, the market minimum that applies to any booking in this branch's area. A handful of leftover pieces are priced item by item above that floor, and the total can never exceed the load-size figure for the room they take up in the truck.
Do stairs cost extra on an estate cleanout?
Yes: $25 for each flight climbed without an elevator, to a maximum of four flights. A long carry and heavy items such as refrigerators and washers carry their own surcharges, and all of them appear in the quote before you book.
Does having an estate sale first really make the cleanout cheaper?
Yes, because the price follows volume and everything that sells is volume the truck never carries. The sale also gives anything valuable a chance to be priced before it could be hauled away.
Can I take my late parent's things to the Arlington landfill for free?
Possibly: Arlington residents get three free landfill visits a year, but the driver's Texas license must show an Arlington address that matches the water utility billing account. When that account was in a parent's name, call the city first to check whether the visit qualifies.
