A district that empties and refills every August

The blocks around UTA carry an enormous share of Arlington's rental turnover, and it happens on the academic calendar rather than a rolling one. Late July and August produce more move-outs here in three weeks than the rest of the year does in nine months.

What comes out is consistent: flat-pack furniture at the end of its useful life, futons, desks, mini-fridges, mattresses and boxes. Almost none of it is worth relocating, so it all stays — which is why the corrals and curbs in this district fill so visibly at the end of summer.

Away from the student blocks, downtown proper has the older housing near the historic core, small offices, and the Main Street storefronts, which turn over on commercial leases rather than academic ones.

The streets here are narrower than the suburban grid and on-street parking is often the only option, which means loading position has to be planned rather than assumed. On a peak moving weekend it also means every other truck in the district is looking for the same space.

Buildings tend to be older walk-ups without elevators or loading areas, so carries are longer and stairwells tighter than in the newer stock further out.
